Arranging a viewing of a flat in Folkestone for this weekend, my first one since giving up on the idea of buyin London... It's A "carefully modernised" flat near Folkestone Central station, with it's own garden, conservatory, and cellar... I remembered it saying the cellar was a study and games room, but no, it's "play room"... I had visions of it being big enough for a pool table, that's one of the main things we're after...
Annoyingly while searching for Kingsnorth Gardens found this flat that went for 16k... it was back in 1998 though.

This flat in Kingsnorth Gardens was nice, and interestingly laid out, but not quite right for us... In an estate agent stylee, the house featured an entrance hall, leading to the shared hall of the house (there are two other flats), and all other rooms of this flat, including a 19'6'' by 13' master bedroom, then a much smaller second bedroom, a nice sized utility room (room for washer, drier and big freezer), quite a small kitchen, then a bgi, but oddly shaped "lower ground" bit... it had a light well, so wasn't really a cellar, but it was a peculiar shape, not really big enough to use as the games-room-cum-bar we were dreaming of.
Main reservations were that it backs onto the railway line, that the lounge (in the middle of the house) was a bit dark and the only room big enough for a pool table was currently the master bedroom, and rearranging the rooms would lead to some odd compromises, like having access to the conservatory and garden through what would then be the master bedroom... got to keep looking!
